We read a house correctly

Builders know how houses are assembled. When we open a wall or lift a subfloor, we understand what we're looking at and how to deal with what we find, without calling it "extra work" every time.

Proper prep, not surface fixes

Substrate, waterproofing, backing, blocking — the things behind the finish that determine whether it lasts. Most remodelers rush through this. We don't.

We coordinate the trades

Plumbing, electrical, tile, carpentry — we sequence and manage all of it. You don't have to act as the general contractor between separate subs who aren't communicating.

Honest scope before work begins

We tell you what the job actually involves before you're under contract. If there's a potential surprise behind the wall, we flag it in the proposal, not in a change order after demo.

Clean site, clear communication

We treat your home as a worksite and a home at the same time. Work areas are protected, debris is managed, and you know what's happening on any given day.

What to expect on a renovation project

Every renovation project follows a clear sequence. Here is how ours typically runs.

Step 01

Paid Consultation

For remodeling and renovation projects, we start with a paid on-site consultation. This covers a thorough walkthrough of your space, a candid assessment of scope and condition, and an honest conversation about what the project will actually involve.

Step 02

Written Proposal

You receive a detailed written proposal covering scope, materials allowances, exclusions, timeline, and payment schedule. We don't start work without a signed agreement on both sides.

Step 03

Selections & Planning

Before demo starts, we confirm your material selections so the schedule isn't held up waiting on cabinets or tile that wasn't ordered in time. Lead times matter on renovations.

Step 04

Demo & Rough-In

Demo is done cleanly, with protection in place for adjacent areas. Any rough-in work (plumbing, electrical, framing) is completed and inspected before finish work begins.

Step 05

Finish Installation

Tile, cabinetry, flooring, fixtures, and trim are installed to spec. We don't rush the finish phase to close out a job quickly.

Step 06

Walkthrough & Close-Out

We walk the finished space with you, document any punch list items, and clear them before we call the job done. Site is cleaned and restored before we leave.
